This is a project by Weston Homes. I have heard of Weston Homes, though haven't bought from them before.  In terms of builders, they should be reliable.

I found interesting information about this development on Weston Home's website. 

Let me quote:

"Situated on the site of the former Edgware Football Club, AURA is a development of 189 one two & three bed luxury apartments and three, four & five bed townhouses. Situated on the site of the former Edgware Football Club, AURA is a development of 189 one two & three bedroom luxury apartments and three, four & five bedroom townhouses set in beautiful landscaped gardens.

"The development is spread over a number of blocks providing spacious communal grounds and ample parking both above and below ground. The former Edgware Football Club, which has been vacant since the Club was dissolved in 2008.

"The site is situated just off the A5 on Burnt Oak Broadway in Edgware, with good access to local shops and restaurants. Edgware Underground Station is 0.6 miles from the site, providing links into Central London on the Northern Line."

Location
Edgware Tube Station (Zone 5) is the terminus station for the Northern Line, in the London Borough of Barnet, North London.  This station should not be confused with Edgware Road Tube station, which is in Central London.  Edgware to Euston takes 28-29 minutes using the Northern Line, and 30 minutes to King's Cross St Pancras.

Looking at Google maps, I can't tell the exact location of this property.

5 Minutes Walk or 0.6 Miles to Edgware Tube Station?
The advertisement in the Straits Times claimed that it is just a 5 minute walk from this property to the Edgware Tube station.  On Weston's website, the distance is stated as 0.6Miles or 1km.

I assume the information on the Weston official website is more accurate.  At 1km, the walk would at least be 10 to 15 minutes.  You have to be running at 12km/h to cover 1km in 5 minutes.

If I am right, then this is yet another example of misleading advertisements in our local press.

Regeneration? 
As far as I am aware, there is no regeneration story going on in this area.  Neither is this area been identified as one of the opportunity areas under the Mayor of London's plan.  Therefore, investors should be cognizant of this fact, if indeed you are considering this property.
