  1. Hi, how are you? Found the link to your blog through a YPC link on Facebook. We also invest through YPC and have 2 properties (1br apartments) in London that are due for completion in the next 12 months.

    Our first, Saffron Square, is due for completion very soon and we have found out that we have quite a bit of equity in the property already. Westfield & Hammerson have certainly helped us here.

    Our second property is at Royal Arsenal and is due for completion in early 2015. Hopefully, we will have as much luck as Saffron Square.

    We live close to Brisbane, Australia and have a couple of investments here too. However, I cannot see us purchasing here again in the foreseeable future.

      Thanks for leaving a message on our blog!

      Interestingly, we submitted a bid for the very first phase of Saffron Square back in 2009. However, our bid was too low and was rejected by Berkeley Homes. We were very keen on the development because the Colliers agent whom we bought Montreal House and Denison House from, bought a unit at Saffron Square herself. I am sure the finishings will be great, given that it is Berkeley Homes.

      In Singapore however, financing comes a lot more easily for properties in zones 1-3. It is actually fairly easy to secure a 70% loan from a Singapore bank for properties within Zones 1-3. However from zone 4 onwards, the loan situation gets tougher as some banks have an explicit policy to finance only central London properties.

      We remain optimistic on Croydon and are looking out for opportunities there. The rail links to London Bridge are excellent.

      Royal Arsenal looks to be a grand project! How far is it from the Crossrail station?

      Stay in touch. So far, we've found the purchasing, completion, legal work, financing etc pretty smooth. The bumps come along with managing the tenancies.

  2. Hi and thanks for the reply. That's interesting about the financing in Zones 1 - 3. Our bank (HSBC) is allowing us to borrow up to 75% of the purchase price.

    The Royal Arsenal apartment actually sits on top of the new Crossrail Station so we have lucked out there too.

    We will have YPC manage the apartments for us, therefore, relieving us of some of the stress.

    We will be back in the UK at the end of 2015 for a holiday and will probably purchase our 3rd one while we are there.

    Found your blog by accident and it is interesting read. Never knew it has so much information. We are from Malaysia. We made my first foray recently into Royal Mint Gardens last year as I know the developer quite well. Hopefully it would turn up well in 2017.
    We are newcomers to London properties and there's so much to read up. I do however visit various parts of London to have a feel. Yes, Canada Water is a nice place and I am a Arsenal football fan too. Train stations are ever so important in London properties. Thanks for sharing your experience. Cheers...Funniman

    3. Very good location and high demand from tenants especially Singaporeans!

      However, the properties there are all rather old. High service charges. I don't know any new builds of late. You know of any?

      Even if there are new builds, it is going to be really expensive.

    4. Just that I know the Brunei Sultan bought that place and planning to redevelop the entire area. Sniffing for any opportunities. Have not heard of any new builds there. But this is definitely one of my targetted area. The other being Sheperd Bush. I'm a bit choosy on the location. Places like Woolwich, Greenwich, Stratford, Kilburn, City Island, Royal Wharf are no go for me.

    7. Wow...how I wish I can afford such a nice unit.
      My strategy is 1 or 2 bedder, easily tenanted out type. My Royal Mint 2 bedder already cost me 820k quid but that is more for own stay as my kids would be studying in UK hopefully.

  4. Looks like we have similar goals! We also anticipate that our kids may study in UK when they reach their Uni years. Similarly, the properties we buy must be able to rent out easily, otherwise we'd have issues paying the mortgage.
