Average Cost of Renting in Every London Borough

Ruth Bloomfield of the Home & Property UK magazine published a useful report on the average cost of renting in every London Borough (there are 34).  The data gives a glimpse of just how much it would cost to rent (or if you are landlord, how much your property could fetch in terms of rental).

Only 2 Boroughs Less Than £1,000 For 2 Bed-Flat (average)
There are only 2 Boroughs where the average 2-bed flat goes for less than £1,000 per calendar month. Coming in cheapest would be Bexley (Zone 5/Zone 6) and Havering (Zone 6).  Never heard of them? Same here.

Croydon's rents are still relatively low, though there is a lot of regeneration going on in that area.

Westminster On Top (No Surprises)
Right on top is Westminster.  No surprises.  Prime Central London, average monthly rental price for a 2-bedroom flat is £4,174, a four-bedroom houses: £11,224.


PCL London Prices Too High
That said, note that prices in Prime Central London have gone through the roof.  The rental yields cannot keep up with the capital costs. See this research piece by Knight Frank which I blogged about earlier. Even the Grosvenor group is selling away their PCL properties, as seen in this blog post. 

Because of the low yields, we have yet to go into Prime Central London.  Perhaps we never would.  On this other blog post, we talked about this issue.

    better govt should take action in favor of international student .
    For tourist its not a big issue .
